Professional soft washing and rinsing of all exterior surfaces—including floors, walls, ceilings, stairs, and furniture—to remove mold, mildew, dirt, and stains using low-pressure equipment.
This project involved a complete cleaning and restoration of the rear outdoor living areas at a Chattanooga residence, including the concrete under the decks, the 1896 Bar patio, and the chimney/retaining wall area. The work focused on safely removing organic growth and environmental buildup while protecting finishes, furnishings, and surrounding landscaping.
All hard surfaces were first surface-washed using a calibrated blend of detergents specifically chosen to break down mold, mildew, pollen, dust, dirt, and other residues. This initial treatment loosened contaminants without damaging the underlying materials. Each surface was then thoroughly rinsed to flush away all debris, leaving a clean, uniform appearance.
Where more delicate or vertical surfaces were involved, a low-pressure SoftWash method was used. A mild detergent blend was applied to the walls, ceiling, railings, and other sensitive areas, allowing the solution dwell time to kill organic growth and lift staining. These areas were then rinsed from all sides using specialized low-pressure SoftWash equipment, ensuring a complete clean without the risk of etching, chipping, or forcing water into joints or seams.
The completed scope included:
- **Tile floor (1896 Bar patio area)** – The tiled patio surface was treated, surface washed, and thoroughly rinsed to remove slip-causing growth, stains, and buildup, restoring both appearance and safety.
- **Patio furniture rinse** – All furniture in the work area was carefully rinsed to remove detergent overspray, dust, pollen, and loosened debris, leaving it clean and ready for use once the surface had dried.
- **Handrail and base** – Railings and their bases were SoftWashed to eliminate organic growth and atmospheric staining while preserving paint and finish integrity.
- **Walls and columns** – Vertical wall surfaces and support columns around and under the deck were SoftWashed on all accessible sides, removing mold, mildew, and dirt streaking for a more uniform, refreshed look.
- **Ceiling under the deck** – The underside of the deck/ceiling area was gently SoftWashed and rinsed to clear cobwebs, staining, and mildew, brightening the overhead surfaces without disturbing fixtures or finishes.
- **Concrete stairs** – The stairs were surface-washed and rinsed to remove embedded grime and organic growth, improving both appearance and traction.
- **Wall under the second floor** – The wall beneath the upper level was SoftWashed and rinsed as part of the under-deck cleaning, addressing green growth, streaks, and general discoloration.
Throughout the project, preparation and property protection were built into the process. Sensitive areas were checked and protected where necessary, and water and detergent use were managed to prevent unwanted runoff or overspray. As part of this, the walls underneath the patio were also rinsed to ensure a consistent result and to clear any residual solution.
In the chimney area and along the adjacent retaining wall, the same SoftWash approach was used with attention to specific staining issues. The chimney surfaces were treated with the mild detergent blend to eliminate mold, mildew, and environmental film, then rinsed thoroughly from all sides. The retaining wall received targeted treatment for red clay staining, with detergents selected to lift and reduce those distinctive rust-colored marks. After adequate dwell time, the wall was gently rinsed to reveal a noticeably cleaner surface with significantly diminished clay discoloration.
At completion, the rear walkway, under-deck concrete, 1896 Bar patio, chimney, and retaining wall areas were all fully cleaned, organically treated, and rinsed, leaving a brighter, more inviting outdoor space while maintaining the integrity of the materials and surrounding property.
